Our customer is an international, very successful and reputable investor and property management company. Our customer now intends to expand its activity on the Romanian market where is already present. To support this objective our customer is currently looking for a qualified person to join its team in the positions of PROPERTY & ASSETS MANAGER - HEAD OF LOCAL REPRESENTATION
Profile:
The Property & Assets Manager has already established relations to key contacts such as real estate developers, investment department in banks, local real estate authorities, big international companies and high potential real estate dealers . He/she has to be a relationship manager and ¿hunter¿, researching and identifying suitable projects ¿ property investments that are worth to be taken over by our customer.
The Property & Assets Manager is the representative of the company in the local market, the central point of communication regarding the full agenda of the fund and responsible to pursue the interest of the CEE Fund within the framework of the company in Romania especially in the following areas:
Property Management:
- Representation of owner
- Tenant relation
- Leasing of vacant space
- Continuous contact with agents also in this respect
- Supervising and coordination of invoicing, indexations, dunning and accounting
- Organisation of facility management
Acquisition and Sale:
- Identifying suitable investment product for the CEE Fund
- Continuous contact with agents
- Soft due diligence and presentation of projects for board decision
- Processing of purchase in project team
- Supervision of development process
- Processing of selling transactions in project team
Representation of CEE Fund
- Pursuing of the interest of CEE Fund vis-a-vis service providers
- Participation in the management of the property companies with the pertaining administrative and legal issues
Reporting:
- Quarterly reports for each property
- Quarterly jour fixe in Vienna presenting the quarterly reports
- Information on liquidity and interest rates
- Status regarding receivables
- Preparation of budget for rent and service charges, investment forecast and valuation of the properties (forecast sheet will be handed over)
- Monitoring of Service Charge Reconciliation
Research:
- Current developments of the Bucharest office and retail market, outlook for rental level and investment yields
- contact to real estate agents
- Information on competitors
