The Senior Project Manager will set up very clear timing sheet for the whole process of each project: including permitting phase, construction, marketing and sales phases as well.
- He will cooperate with all departments to get and to give the necessary information with the purpose to keep updated this time sheet till the end of each project.
PREDEVELOPMENT PHASE:
- In this faze the Project Managers will fallow the planning process that all aspects approved in the business plan to be accomplished by the architect (urban indicators, sales and marketing requirements etc.).
In conjunction with the other team members ensure that the works are constructed to be designed as the specifications are set up.
He will work together with other audit or expert third parties to check all structural designs from safety and economical point of view.
- The Project Managers will put all effort to get all permits in favorable way and in time for the project.
- He will be implicated totally in the material selection process, to find the best quality on best price. He will be responsible for the logistic and timing part of the deliveries as well.
- He will be charged with the relation of Project Management Company and Site Inspection Company.
- He will prepare all descriptions and necessary documentations for the companies described before.
- The Project Manager will lead together with the GM and Architect the tendering process for the Contractors.
CONSTRUCTION/EXECUTION PHASE:
- Planning and Timing: Undertake a risk assessment of the Project and ensure that the procedures are implemented correctly. In conjunction with the planner, carry out overall planning for the Project, review and comment on the Contractors programming for the Project.
- Analyze and comment on the logic and areas of risk. Review the progress of the works and carry out ad-hoc programming exercises for the Contractor if is required.
- Constant professional coordination and supervision, over the full, complete and accurate execution of the Project on Site including Time Schedule monitoring.
- Quality: The Project Manager will be responsible for implementing the inspection and recording of defects including the follow up action.
- Cost Control: In conjunction with the Cost Engineer, review the monthly progress payments to the Contractors.
- Arrange for ad-hoc cost exercises to be carried out on request of the board or GM. Assist in implementing a cost monitoring system. Informing the GM, in writing, of every expected and/or accruing change in the Program and/or the Time Schedule, including analysis and its recommendations. Issue (and update as necessary) a project directory listing all personnel associated with the Project. Update initial Project budget and schedule based on Project goals and input from Contractors, architect and contractor.
- Liaison: Prepare and review the reports that are required by the management, banks, and clients
EXIT PHASE:
- In conjunction with other team members, prepare and review the reports that are required by the Client or the selling process.
- Advise and assist the Sales and Marketing department in any potential claims and change ordered by the final clients.
- The Project Manager have to undertake the performance of its services carefully, loyally and on a high professional standard, in compliance with the Government Law.

He/She have a part of responsibility of the investments, including finance and technical field as well.
