Role: Perform financial planning and reporting activities for the company`s projects, focusing on the specific revenues and costs.
Responsibilities:
-Analyze real estate investments, current developments and feasibility;
-Analyze financial information to produce cash flow forecasts of real estate projects, industry and economic conditions for use in making investment decisions;
-Assemble spreadsheets and draw charts and graphs used to support decision making in Investment Committee meetings;
-Liaise with internal developer managers in order to obtain updated information on projects and support them in the development of the project by providing accurate and timely analysis;
-Interpret data affecting investment programs, such as price, yield, stability, future trends in investment risks and economic influences;
-Analyze and issue recommendations related to public, governmental, EU funds grants and structural instruments applicable to various components of the projects;
-Maintain knowledge and stay abreast of developments in the fields of industrial technology, business, finance and economic theory;
-Monitor fundamental economics and the real estate market trends and collect information from direct discussions with real estate market players (brokers, agencies, developers and investors);
-Analyze & interpret financial data, recommend to management investments and investment timing;
-Prepare ad hoc financial estimates, leads the Planning & Reporting process, analysis and ensures that they are commented and presented according to the instructions received from financial management;
-Participate in preparation of presentation documents such as Business Plans or Investment Memorandums;
-Participate in the preparation controlling and analysis of the regular monthly, quarterly and annual financial results;
-Prepare and verify the financial reports based on the company standard format and according with IAS regulations;
-University graduate; MBA, CFA or similar qualifications would be a plus;
-Excellent knowledge of accounting, on both IFRS and Romanian standards;
-Good knowledge of reporting procedures, budgets preparation, forecast, cost-benefit analysis;
-Excellent theoretical and practical knowledge of different financial and analytical techniques advanced Excel financial modeling is a must, including stress analysis, sensitivity, cash-flow projections and validation;
-Good knowledge of EU structural funds policies, programs and application requirements;
-Capability to plan own work and respect deadlines;
-Very good computer literacy (efficient use of the computer and Microsoft Office applications); Proficiency in assembling presentations or financial/presentations reports;
-Fluent in English, both verbal and written;
-Dynamic, open-minded, young spirit, resourceful, efficient;
-Result-oriented, long-term vision, team player.
