Qualia is looking for a highly motivated and energetic PROJECT MANAGER for our client – an important European player in the development and rental of logistical and semi-industrial property.
Responsibilities:
Coordination of real estate projects;
Provides coordination between architects, contractors, and other members of the project development team;
Forecast, management and budgetary coordination of the activities involved in the real estate projects;
Prepare and monitor budgetary estimation and cost reports;
Obtain, maintain and organize the building technical documentation and all relevant permits;
Develop relationship with administrative authorities;
Preparation/negotiation of agreements, contracts, adjustments with architects, consultants, clients, vendors, general contractors, subcontractors;
Follow-up of contract execution;
Maintain and supervise relations with the General Contractors of the projects and in some cases with their subcontractors;
Supervises construction, including establishment/enforcement of timelines, progress inspections, and progress approvals;
Maintains appropriate confidentiality with privileged legal and financial matters of the organization.
Bachelors degree (construction/technical university completed);
Minimum 3-5 years experience in Project Management;
Good perspective of the Romanian market regarding residential projects, industrial spaces and lands;
Demonstrated ability to plan, organize, direct and control;
Attention to detail;
Verbal and written communication skills with developed interpersonal skills;
Fluency in English;
Good negotiation skills;
Good Computer skills;
Fluency in English.
