RESPONSABILITATI

Position Summary:
The Project Manager will oversee all activities of contracted consultants in preparation of permitting strategies, timetables, cost plans, tenders, program development, on site engineering and construction process. This position reports directly to Technical Director.

Job description:
- Defines all project specifications and purpose;
- Prepares budgets and time schedules for each phase of the project, makes presentations to executive management and gets its approval;
- Negotiates with authorities for any amendments as necessary to submit for building permit;
- Works with the team of professionals, to manage and coordinate all phases of the project as well as: PUZ, PUD, AC and AD;
- Supervises designers to ensure the solutions proposed are in accordance with the project/client(s) requirements and also ensures that the preliminary budget requirements are met;
- Offers technical support to the financial department in order to obtain financing of the project;
- Coordinates and ensures up-grading of the documentation files;
- Supervises all the negotiations regarding the contracting/subcontracting of construction works, materials and equipment according to the prescribed schedules and plans; approves and follows up the payments to the suppliers;
- Ensures the completion of all documentation for tendering;
- Monitors all phases of the project, and ensures allocation of resources as necessary, and implements a plan action in order to ensure execution done as appropriate;
- Manages the follow up process for each phase of the project, checks up the activity on the sites regularly and provides recommendations for approvals during all phases of construction;
- Ensures quality-control, cost of operations/phases, follows execution of works on sites as planned, makes sure that the company complies with legal requirements and updates and communicates with team members all the information as appropriate;
- Participates in the process of handing over spaces to the tenants;
- Presents ongoing status reports to the leader of technical department and senior management, ensures feed-back from management is appropriately implemented in the project.


CERINTE

- Construction Engineering University Degree or equivalent experience;
- Solid experience in project management from 5 to 10 years;
- Significant experience on construction sites covering all phases of planning and execution;
- Very good understanding of Romanian laws and procedures or is currently involved in this process;
- Excellent planning, organizational, communication skills and strong leadership skills;
- Advanced analytical and problem solving skills, budget allocations;
- Availability for short business trips across the country;
- Advanced MS Office and Auto Cad skills, Primavera knowledge is a plus;
- English proficiency.
