For one of our clients, a company involved in developing a wide range of outstanding Real Estate projects throughout 8 countries in Central and Eastern Europe, we are looking for an Operations Manager.
Responsibilities:
Being focused on the operational performance of the shopping centre;
Supervising and overseeing the housekeeping and maintenance, including walk-throughs, meetings and work orders.;
Supervising and overseeing the security and cleaning of the shopping center;
Maintaining a responsive open-line of communication with the tenants, including handling tenant complaints, operational considerations and regular fire and life safety system;
Inspecting the interior/exterior of the building on a daily basis and following up on any deficiencies noted;
Maintaining liaison with various city departments on building and safety issues;
Coordinating any marketing-related requests with appropriate operational departments;
Working with and reporting directly to the mall manager;
Controlling expenses including negotiating contracts, authorizing expenditures;
Assisting with the yearly reforecast of budget and preparation of the annual budget;
Working with the Property Accountant on a frequent basis to reconcile utility bills, expenses;
Undertaking financial analysis of operating costs and expenses to identify cost savings, efficiencies and economies of scale to reduce spending;
Being responsible for contract services, including tenders, negotiation, renewals, payment, supervision and termination;
Managing the on-site tenant construction / services and coordination working with corporate tenant coordinators, contractors, systems suppliers and city building departments to complete tenant on schedule and according to approved plans in order to expedite rent commencement dates.
Technical/engineering degree (such as electrical, mechanical etc);
At least 5 years experience in facilities management;
Excellent communication skills - verbal and written;
Excellent English language skills - verbal and written;
Problem solving, hard-working and professional attitude;
Ability and knowledge in shopping centre operations or any big facilities management, including conformance to budget standards and the day-to-day operation of maintenance, security HVAC, manage contractor and vendor relationships, maintain contracts, housekeeping functions;
Ability to communicate effectively with tenants, vendors, employees and managers regarding centre operations or personnel issues to ensure the smooth operation of the centre;
Ability to work a rotating schedule during the hours the centre is operating.
