Our client, an international company expanding to Romania, is urgently looking for the candidate for the position of:

EXPANSION MANAGER, ROMANIA

- Reporting directly to General Manager of the company, you will be proposing new property development deals for shopping centres in Romania.
- You will search, identify and analyse sites and projects for the development of new shopping centres, performing the due diligence processes of the different projects under consideration, in its different market, commercial, architectural, engineering, licensing, environmental, financial and legal aspects.

Main responsibilities:
- Propose new property development deals for shopping centres in Romania
- Identify the sites and projects for the development of Shopping Centres, in accordance with the Company’s expansion program
- Develop contacts in Romania in the Shopping Centre Industry;
- Perform a preliminary search and analysis of any business opportunity that may arise, considering all its different aspects, namely commercial, architectural, engineering, licensing, environmental, financial and legal;
- Oversee and coordinate the different internal departments of the company and the external service providers participating in the due diligence processes required for the preparation of investment proposals for the projects that are to be developed;
- Prepare, present and submit the investment proposals for new projects;
- Negotiate land purchases and/or participations in projects;
- Negotiate joint-ventures with potential partners;
- Oversee and interact with the internal departments of the company participating in the above-mentioned activities, namely the engineering, financial, architecture, legal, environmental, licensing, market studies and commercial departments;
- Undertake, coordinate and oversee the execution of all the appropriate studies that are necessary for the fulfillment of the requirements for approval of the investment projects, until these are approved and assigned to the implementation team.


CERINTE

Education and training:
- Engineering or Architecture or Urbanism, supplemented by management studies
Economics, supplemented by real estate experience
- Other backgrounds that might be adequate to the required Main Responsibilities
- MBA or PhD in Management (preferred)
- End-user computer skills;
- Languages - Romanian as mother language and fluent in English, both spoken and written

Most relevant Personal Characteristics:
- High geographic mobility to travel.
- You have already worked in an Expansion Department of a property developer of Shopping Centres or of an Hypermarket or of a large retail chain or of a Property Developer or of one of the main real estate agencies;
- You know the Property Development activity
- You know the Legislation for Licensing Projects and Construction Works;
- High work capacity;
- Ability to establish good human relations and that enjoys teamwork;
- Minimum of five years of work experience.
