RESPONSABILITATI

Responsibilities and Tasks:
• Identify preferred market areas of the local market.
• Propose network development projects in surveyed area.
• Implement Retail Network Strategy or Plan, based on guidelines and directives given by Regional Network Management.
• Network Portfolio Optimization (segment, plan, implement, monitor progress.
• Co-operate with Retail staff in defining facilities required and making estimates on volume and income based on approved processes and guidelines.
• Prepare and submit individual business investment proposals based on approved assumptions for project/program approvals.
• Assess and advise line manager of trends in the local market covering demographics, demand, competitors and infrastructure changes.
• Negotiate real estate acquisitions/renewals/disposals/sublease and follow guidelines and company approved processes involving functional supports where applicable.
• Manage development process up to Building Permit, involving technical (engineering) and other relevant functions.
• Monitor and report on implementation progress and capex utilisation of approved projects and propose actions to deliver the phased planning.
• Incorporate project management approach to the development of the projects and network planning.
• Annually prepare Post Investment Reviews and implement learnings from the past projects.
• Complete, record and maintain real estate documentations – contracts and registry of ownership rights, easements, liens, encumbrances, obligations, licences, renewals, etc.
• Participate in retail real estate acquisitions, disposals, negotiations and due diligences.
• Support and prepare the required documentation for land, or filling station bidding / tendering process.


CERINTE

- Professional Retail experience and a good overall understanding of the Retail business
- Master Planning Processes
- Evaluate site potential (including forecasting volumes and margins)
- Negotiation, build relationship with local authorities & external stakeholders
- Network Segmentation, Site Design and Optimization
- Real Estate acquisitions, minimum of 3 years in a professional real estate role, particularly in network planning and development
- University Degree, advanced computer skills
- Advanced English
- Driving licence
- Communication, personal leadership, teamwork, strategic thinking, business acumen, project management.
