RESPONSABILITATI

For a multinational developer of logistic parks we are are looking for a suitable candidate for the position of Head of Property Management Department.
This person will be in charge with the management and maintenance of industrial portfolio in Romania,

Responsibilities:
• Budgeting – preparing and approving annual operational and maintenance budgets per project (Opex / Capex);
• Tendering the services which are to be provided to clients within the Company’s Parks (according to Lease agreements);
• Regular visits and meetings with clients to make sure they are satisfied, making regular clients satisfactory surveys;
• Implementing clear communication system, full service property and park management;
• Ensuring help desk functionality;
• Responsible for ISO certification;
• Implementation of “green building” certifications;

The Head of Property Management Department reports to the company’s CEO.

The Head of Property Management Department will be responsible for leading the team of Property / Facility Managers who will be responsible for particular projects whereby the overall Property Management Department is responsible for following:
• Property and park management: maintenance and operation of technological equipment in the buildings, day-to-day maintenance, arranging for summer and winter cleaning and other services to be provided to the clients, etc. ;
• Communication with building users, supervision of compliance of the mandatory maintenance according to the lease contracts;
• Supervision of the mandatory maintenance, creating maintenance plans;
• Organization of warranty repairs and defects caused by use - not under warranty;
• Communication with suppliers;
• Communication with authorities regarding permitting, cadastre, etc.;
• Providing adjustments according to client´s requirements;
• Operating costs: evaluating the utility costs, optimizing the operation of buildings in terms of energy and other utility consumption;
• Organization of fire protection and work safety, environmental issues;
• Organization, evaluation and participation in tenders for subcontracting;
• Management and control of own maintenance staff;
• Management and control of subcontracted services by suppliers (security, gardening, cleaning etc.);
• Responsibility for winter / summer cleaning;
• Preparation and monitoring the compliance with park management budgets for operation and maintenance (OPEX / CAPEX);
• Preparing calculation, documents/ statements for re-invoicing tenants´ costs;
• Organization of small building works;
• Being part of the team for implementing a new software package for property management of the Company’s portfolio;
• Cooperation with the construction, purchase and design department.


CERINTE

Requirements:
• University degree, preferably technical field;
• Experience of minimum 4 years in similar position;
• Organizational skills with efficient approach to time management;
• Sense of responsibility, carefulness;
• Solid experience in team work with positive approach to problem solving;
• Stress resistance and flexibility;
• Advanced in English language (verbal and written);
• Active PC user;
• Driving license.
