For our client, an international real estate developer we are searching for a Project Manager to cover Timisoara and Arad areas with experience in property and site management.
Responsibilities:
Property Management:
• Manages all operational activities and handles the tenants portfolio relation for the designated parks;
• Manages the maintenance activity and the regular technical inspection executed by the facility management services provider internal and/or external;
• Negotiates with the suppliers specific repair works offers and supervising their activity;
• Takes responsibility for the functioning of installations and technical equipment (electrical, mechanical, HVAC, access);
• Manages the tenants relation directly, quickly reacting in emergency situations and ensuring a proactive management in order to provide a proper functionality of the infrastructure and technical-administrative issues;
• Takes responsibility for the setting and refurbishment of office and warehousing spaces accordingly to the blue prints/ design/ temperature conditions and representation specifically approved;
• Coordinates the refurbishment and repair works from the design, permitting and tendering phase until completion and final reception.
Site Management:
• Coordination of construction project documentation in all required steps (documentations for planning and building permit, tender documentations, etc. ) with all essentials; is responsible for completeness and quality in accordance with instructions, CTP ́s current standards and specifications of the project;
• Ensuring project runs to schedule and to budget, managing progress of work and finding solutions for problems that may cause delays;
• Provides support to buyers in a way of preparation and review of tender documents, checking compliance with project offers documentation;
• Controls and coordinates works on site, their quality and consistency of project documentation, coordinates preparation of documentation of changes in project implementation, leads control days with suppliers;
• Attend meetings with clients, collect all needed project documentation/Info in order to proceed with detailed construction project documentation and scope of work and is responsible for the implementation of requested changes.
• Conducting regular site safety checks;
• Cooperation during budget preparation, tenders, construction time schedule preparation, monitoring of spending;
• Issuing orders for work or material supply.
Requirements:
• Bachelor’s degree, preferably in the technical field (civil engineering or similar);
• Professional experience as a site coordinator;
• Property & facility management skills;
• Project management skills and budgeting knowledge;
• Organizational and communication skills ;
• Very good Excel skills and basic AutoCAD knowledge;
• English language - intermediate level - advanced;
• Travelling availability;
• Driving license B category.
